How it works
We follow a series of steps to ensure you receive a comprehensive service and updates along the way...
1. Consultation and Quote
Contact us to arrange a mutually convenient time for a free, one-hour consultation. At this first meeting (usually located at your home/development site), we can discuss your plans and design ideas, answer any questions and of course take a look at the site. We will then prepare and send you a quote for the drawings you require.

2. Measured Survey
Once you've received our quote, if you are happy to proceed, the next step is to arrange a time for a measured survey. This stage enables us to take detailed measurements of your home (or development site) so that we can produce the drawings of your existing building, and begin designing the new space.

3. Existing Drawings and
Design Proposals
Taking into account all the information we have gained from the consultation and measured survey, we will produce digital drawings of the existing building along with proposed designs (up to three options/revisions) of your new space, for your perusal and feedback. Once the design is agreed, we are ready to begin the final drawings for your planning application.

4. Planning Application
We will create the full set of digital drawings that are needed to make your application for planning permission. We will complete the planning application for you and submit it to the local authority on your behalf.
Should your project fall under 'permitted development', we would apply for a Lawful Development Certificate. This is official documentation from the local authority which provides proof that your project meets legal requirements and is fully permitted.
During the consultation period and whilst your application is being considered by the local authority, we would act as your agent, liaising with planning officers and updating information accordingly.

5. Building Regulations
After receiving the necessary planning permission, we will create Building Regulations drawings to submit to Building Control. The Building Control process ensures buildings meet current safety and environmental standards, and is separate from applying for planning permission. Building Regulations apply to most new buildings and many alterations of existing buildings in England and Wales, whether for domestic, commercial or industrial use. Compliance is a legal requirement.
This set of drawings are more detailed to prove full compliance with regulations and include enough information to give construction guidance and can support with estimating the costs for your project. Structural calculations are not included in our service, but we are happy to obtain a quote and sub-contract this out on your behalf.

Again, we will liaise with Building Control and engineers as required to ensure approval of the drawings within a reasonable timescale. This will conclude our work on your project, but we would be available to discuss any aspects of the drawings with your builder, should they wish to do so.
